About Lindsey
Clients come to me because I know these neighborhoods street by street, and because I don't leave money on the table.
As a top-producing agent with LPT Realty, I represent buyers, sellers and investment groups across two very different Florida markets. That range lets me spot value others miss: a condo building with healthy reserves, an off-market property that fits a 1031 timeline, or a single-family home priced right for a neighborhood that's about to move.
I'm also a mentor on The Real Powerhouse Team, where I coach agents through their first deals, their pipelines and their negotiations. The same discipline I teach is the discipline I bring to every client.
Florida Real Estate Services
If it falls under real estate, I can help. First-time home buyers, sellers, condos, single-family homes, new construction, renovations, rentals, commercial buildings and 1031 exchanges, across South and Northeast Florida.
Buying your first home in Florida should feel exciting, not overwhelming. I walk you through every step in plain language.
Buying and selling homes in established neighborhoods and new communities from Miami to St. Augustine.
From Miami and Fort Lauderdale high-rises to waterfront buildings with dock access, I know what to check before you commit.
A listing plan built to get you the strongest price and terms, backed by negotiation that holds through closing.
Builders have their own sales reps. You should have your own agent. I represent buyers in new communities and custom builds across Jacksonville, St. Johns County, Clay County and South Florida.
Find the home with potential, then make it yours. I help buyers and investors evaluate renovation-ready properties and plan the work.
Hughes Custom Builders is a separately owned company affiliated with Lindsey Hughes. You are always free to choose any contractor.
Helping real estate investors and family groups redeploy capital into Florida and grow income-producing portfolios.
Structured coaching for agents on The Real Powerhouse Team at LPT Realty.
Florida Real Estate Investors
A 1031 exchange lets you defer capital gains by reinvesting sale proceeds into like-kind property. The hard part is finding the right replacement in time. I source and negotiate Florida properties that fit your timeline and your long-term portfolio plan.
Proceeds go to your qualified intermediary. We should already be shortlisting Florida targets.
I bring vetted options, including off-market buildings, so your identification list is strong.
LOI, due diligence and negotiation handled so you close inside the window.
Ongoing sourcing for single-family rentals, condos and multi-unit income properties.
I'm a real estate agent, not a tax or legal advisor. Please confirm exchange rules and timelines with your CPA and qualified intermediary.
Where I Work
I serve both markets personally, backed by The Real Powerhouse Team's agents across the state.
I cover all of Northeast Florida, from Amelia Island to St. Augustine. Growing communities, strong schools and room to build, great for relocating families and investors looking for value and new construction.
I cover all of South Florida, from Key West to Jupiter. Waterfront condos, established single-family neighborhoods and some of the most competitive investment markets in the country.
Popular searches I help with: homes for sale in Miami, condos for sale in Fort Lauderdale, first-time home buyer programs in Florida, new construction homes in St. Johns County, Jacksonville realtor for first-time buyers, Boca Raton and Palm Beach luxury homes, Key West investment property, fixer-upper homes in Jacksonville, 1031 exchange replacement property in Florida, waterfront condos with boat slips in Aventura and Sunny Isles, and selling a home in Ponte Vedra or St. Augustine.

Miami Real Estate Journal · Neighborhoods · Miami
A practical neighborhood comparison for homebuyers, relocations, families and luxury purchasers.
There is no single best Miami neighborhood for every buyer. The right choice depends on housing type, budget, commute, walkability, schools, waterfront preferences, maintenance costs and long-term plans.
Compare recent sales, active listings, property taxes, flood maps, insurance quotes and any HOA or condo restrictions at the property level.
Jacksonville, Ponte Vedra, Nocatee, St. Johns County and Clay County offer different housing patterns and ownership expenses than central Miami neighborhoods. A relocation search should compare housing inventory, taxes, insurance, schools, commute and lifestyle using current, location-specific data.
Start with the total budget and property type; different buildings and streets can offer different ownership costs.
Options may include Miami Beach, Coconut Grove, Coral Gables and other waterfront areas, subject to inventory and budget.
It may fit an urban lifestyle, but building finances and association rules should be reviewed.
Use current neighborhood-level comparable sales and calculate total monthly ownership costs.
Lindsey Hughes works with buyers and sellers across South Florida, including Miami-Dade, Broward and Palm Beach counties, as well as Jacksonville, St. Johns County and Clay County in Northeast Florida. Property values, insurance costs, HOA requirements and negotiation conditions differ by city and neighborhood; local comparable sales should always drive decisions.
If you are relocating between Miami and Jacksonville, compare the total monthly cost of ownership, property tax implications, flood and wind insurance exposure, commute patterns and association rules, not only listing prices.

Miami Real Estate Journal · Buyer & Seller Insights
What buyers should know about condo fees, special assessments, financing, inspections and coastal living.
Miami condominiums range from established oceanfront buildings in Miami Beach to modern high-rises in Brickell, Downtown Miami, Edgewater and Sunny Isles Beach. Two units with similar prices can have very different monthly expenses, financing eligibility, reserves and rental rules.
The best Miami condo purchase is not simply the lowest asking price. It is a property that matches your intended use, financing plan, lifestyle and long-term ownership budget.
In addition to the mortgage payment, estimate property taxes after purchase, homeowners insurance, condominium association fees, parking and storage costs, utilities, and any known special assessments.
Ask what the association fee includes. Buildings differ in coverage for amenities, security, water, cable, internet and master insurance. A lower fee does not necessarily mean a financially healthier building.
Condo loans may require a lender review of the building as well as the borrower. Project insurance, reserves, litigation, commercial space, owner occupancy and other factors can affect financing options.
Confirm financing feasibility early and avoid assuming that a mortgage preapproval means every building will qualify. Cash buyers should still review building finances and governance.
Compare commute times, storm exposure, parking convenience, building maintenance, noise, rental activity and access to daily necessities. For waterfront buildings, investigate flood exposure and insurance costs.
Use recently closed sales in the same building when possible. Review days on market, condition, floor height, views, renovations and seller concessions. A low-priced unit with major upcoming assessments may not be the strongest value.
Protect due-diligence deadlines, understand condominium document review rights under the applicable contract and law, and coordinate with your lender, inspector, closing professional and legal counsel as needed.
Association fees are generally set by the association. Buyers can negotiate purchase price or other contract terms with the seller.
Possibly, but verify minimum lease terms, rental caps, local restrictions and approval requirements.
An additional charge approved by the association to cover specified expenses or projects, subject to its governing documents and applicable law.
Not automatically. Building maintenance, financial condition, purchase price and expected capital needs matter more than age alone.

Miami Real Estate Journal · Investors · Miami
A guide to rental restrictions, ownership expenses, cash flow and investor due diligence.
Miami offers single-family rentals, condominium investments, multifamily properties, luxury seasonal homes and commercial assets. A property suited to long-term appreciation may not meet the needs of an investor seeking immediate monthly cash flow.
Define your budget, intended holding period, rental strategy, financing assumptions and tolerance for vacancies and unexpected expenses before searching.
Short-term and long-term rental eligibility depends on local jurisdiction, zoning, property type, licensing and association rules. Miami Beach, the City of Miami and unincorporated Miami-Dade may apply different requirements.
Verify minimum lease periods, registration, taxes, occupancy limits and whether the condominium or HOA permits the intended rental use. A listing described as “investment-friendly” is not proof of legal eligibility.
Review association budgets, reserves, master insurance, inspections, pending litigation, rental approvals, special assessments and financing eligibility. A low purchase price can be offset by substantial carrying costs or future obligations.
Request available documents early enough to assess them within applicable contractual deadlines.
Include property taxes after purchase, insurance, association dues, management, leasing, utilities, repairs, capital reserves and realistic vacancy. Debt service is separate from net operating income.
This measure excludes financing and does not guarantee a return. Also review cash-on-cash return, debt service coverage, expected repairs and downside scenarios.
Compare actual rents, vacancies, restrictions, insurance, taxes and sale prices at the building or block level.
Often, but building rules and local regulations must be verified.
Not universally; eligibility varies by jurisdiction and property.
It depends on purchase price, realistic income, ownership costs, building finances and your investment goals.

Miami Real Estate Journal · Luxury · Waterfront
A buyer’s guide to waterfront estates, dock access, seawalls, privacy and high-value due diligence.
Miami luxury waterfront homes range from bayfront estates and canal properties to oceanfront condominiums and architect-designed residences. Value depends on much more than interior square footage.
Water frontage, water depth, bridge clearance, vessel access, privacy, lot dimensions, architectural quality and views can materially affect how a waterfront property compares with nearby sales.
Select mainland enclaves are also common starting points. Each area offers different boating access, privacy, neighborhood character and ownership requirements. Compare the actual property rather than assuming that every home labeled “waterfront” has navigable dock access or direct ocean access.
Waterfront homes can carry meaningful insurance and maintenance expenses. Obtain property-specific quotes for wind, homeowners and flood coverage as appropriate.
Review FEMA flood information, elevation documentation where available, roof condition, storm protections and prior damage or claims disclosures. Do not assume a property is insurable at a particular price until confirmed.
Buyers may prioritize gated privacy, chef’s kitchens, guest accommodations, covered parking, home automation, outdoor entertaining, pools, wellness amenities and modern construction.
A unique property can have limited direct comparable sales. Use a careful appraisal-style analysis that accounts for waterfront attributes, land, construction quality, condition and scarcity.
Consider proof of funds or financing readiness, inspection scope, appraisal considerations, seller timing, inclusions and property-specific risks. Specialists may be needed for marine structures, roofing, structural systems and environmental issues.
The strongest purchase is one where the buyer understands both the lifestyle benefits and the long-term costs of waterfront ownership.
Buyers comparing Miami luxury real estate with Jacksonville, Ponte Vedra Beach or the St. Johns River should evaluate boating routes, marina access, flood and wind exposure, dock regulations and local insurance conditions independently. These are distinct waterfront markets.
No. Confirm navigability, bridges, tidal depth and legal dock rights for each property.
Yes, especially when a seawall or dock is material to the property’s value.
They can be, depending on location, construction, elevation, coverage and insurer.

Miami Real Estate Journal · Market Update · October 2026
October 2026 guide to inventory, pricing signals and negotiation opportunities for buyers and sellers.
A single market headline cannot capture all of Miami-Dade County. Single-family houses, older condominiums, new-construction towers and luxury waterfront properties can have different inventory levels, buyer demand and pricing trends.
This guide explains which indicators to check when interpreting October 2026 conditions.
Condominium buyers should pay close attention to association fees, reserves, insurance, inspections, financing and potential assessments. These building-level factors can influence both demand and negotiations.
Single-family buyers may focus more on land, maintenance, roof condition, flood exposure, insurance and the scarcity of comparable homes in a preferred neighborhood.
More choices and longer listing periods can create room to negotiate price, closing contributions, repairs or timing. Still, a desirable, well-priced home can be competitive even in a market where some sellers are reducing prices.
A strong offer strategy is built on recent closed comparables, inspection findings, financing readiness and the seller’s circumstances.
Review recent sales and active competition rather than using outdated peak-market prices. Prepare strong photography and accurate property information. For condos, assemble association documents early and understand upcoming costs.
If the property receives limited qualified interest, revisit pricing and presentation using actual feedback and current market evidence.
That requires a current comparison by property type and location; one median-price change does not describe every home.
Evaluate total ownership cost, financing, available alternatives and your time horizon.
Many transactions involve negotiation, but leverage is specific to the building and property.

Miami Real Estate Journal · Sellers · Miami
A practical guide to pricing, preparation, marketing and negotiation for Miami-area sellers.
Miami is not one uniform housing market. A waterfront estate in Miami Beach, a condominium in Brickell and a single-family home in Coral Gables attract different buyers and compete with different inventory. A successful listing strategy begins with the specific neighborhood, property type and price range.
Before listing, examine recently closed comparable sales, active competition, pending contracts, price reductions, days on market and the home’s distinctive features.
An asking price is not proof of market value. A comparative market analysis (CMA) compares relevant closed sales with competing listings, adjusting for size, condition, location, amenities and other meaningful differences.
Pricing above the market can prolong exposure and lead to reductions. Thoughtful pricing can improve buyer interest while protecting the seller’s objectives. Online automated valuations are a starting point, not a substitute for property-specific analysis.
Effective exposure can combine MLS distribution, major real estate portals, high-quality visuals, targeted digital campaigns, broker relationships and direct outreach. Marketing should explain why the home is compelling to its likely buyer, rather than relying on generic descriptions.
For luxury property, distinctive features and a carefully matched audience may matter more than raw view counts.
Compare offers on price, financing strength, deposit, appraisal and inspection terms, requested concessions, closing timeline and overall execution risk. A higher headline price is not necessarily the strongest offer.
Buyers may negotiate closing-cost contributions, repair credits, inclusions or timing. Evaluate the full net proceeds and contractual obligations with your real estate and closing professionals.
Condominium sales may involve association budgets, insurance, reserves, special assessments, rental rules, required inspections and lender eligibility. Organize available documents early and disclose known material facts as required. Buyers often scrutinize building-specific financial obligations.
It depends on neighborhood, property type and price range. Current local inventory and closed sales offer a better answer than a countywide label.
Not always. Compare the cost with the likely market benefit.
Timing varies with demand, price, condition and buyer financing.
